1) The promise to lease is conditional on a credit check, proof of employment and references to the satisfaction of the lessor. The costs for the credit investigation will be paid by the tenant.

2) 4.3 -- The first month's rent will be payable upon acceptance of the promise to lease and credit check.

3) The tenant must provide proof of tenant/civil liability insurance (2M) following the signing of the lease and before handing over the keys;

4) No short-term rental and no subletting of the premises is permitted by the tenant;

5) 100% non-smoking unit, no cultivation of cannabis plants or production of any drugs under penalty of expulsion;

6) A maximum of 1 dog and/or 2 cats, to be confirmed with the owners. Dogs must relieve themselves outside the property at all times. Superb park just in front!

8) Security deposit will be paid before or at the signatures of the lease.

This security deposit will be refunded to the tenant at the end of the lease, conditional on the unit, furniture and appliances being clean and in good working condition.

The owner reserves the right to come and do monthly maintenance of the heat pump unit & the submersible pump in his private part of the basement, always by appointment with at least 24 hours notice to the tenant:

The payment of the rent will be made by interac transfer on the 1st of each month.
